In recent years, we have become more involved with ‘Land & New Homes’, in part due to the high level of development in and around Haywards Heath & Burgess Hill. As such, we have become experts in providing realistic potential values on single and multiple unit plots, conversions and refurbishments throughout Mid-Sussex.

Background: A highly regarded developer acquired this site in 2016. We have liaised with them throughout the build and the house has now be launched to the market (June 2018).
Walter's Mews, Handcross:
"A stunning selection of just 7 x four bedroom town houses built by reputable Williams Builders on behalf of Brix Properties."
Background: After this site was acquired for Brix Properties by PSPhomes Land & New Homes, Williams Builders were appointed to undertake the construction. The resulting 7 x high specification town houses are now due to launch on Saturday 20th May 2017. Help to Buy scheme is available.
"A luxurious family residence on the prestigious Lewes Road"
Background: Reputable local developer, 'Winch & Boag' acquired a plot on the prestigious 'Lewes Road' in late 2015. There was a high level of interest with several offers put forward and the sale has since been agreed via PSPhomes.
Woodland's Edge, Handcross:
Eight three bedroom town houses built to exacting standards by Quantum Homes. These brand new village homes are in Handcross and back on to glorious countryside."

New Park House:

PSPhomes and Joshua Charles Developments were proud to offer 'New Park House' to the market. This detached house was built in 2016 and is finished to a very high specification with light, spacious accommodation throughout & beautifully appointed kitchen/dining room as well as stylish, contemporary bathroom, shower room and en-suite. Sydney Road, Haywards Heath:
"A brand new, four double bedroom family home built to an exacting standard in an absolutely prime location for Haywards Heath's station, perfect for commuters."
Background: We met these particular developers at another site that was being marketed by PSPhomes 'Land & New Homes'. They then acquired this site in Sydney Road, Haywards Heath and we liased with them over the anticipated value. The build is now complete and viewings will be commencing in latter September.
Station Quarter Apartments:
"13 individual luxury 'Warehouse-Chic' apartments, forming part of a Victorian conversion in a prime spot for Haywards Heath station."
Background: PSPhomes worked with ‘ARKK Endeavours’ on the sale of their flagship Haywards Heath development. The unit was situated in a prime position for Haywards Heath’s mainline station and was the former offices of the ‘Mid Sussex Times’.
The conversion took place during 2015 and the result was 13 stunning & individual apartments offering contemporary apartment living with pure commuting convenience.
Working alongside ARKK and their site manager, we were able secure all bar one sale ‘off-plan’, taking reservation deposits as early as 8 months prior to completion.
The prices achieved set a new precedent for high calibre apartments in this part of town.
"A prestigious, gated development of 6 town houses and 24 apartments, within a half-mile of the station."
Background: We were approached by an Essex based property investment company, who were interested in these two sites at an upcoming auction (following the original developer going into liquidation). We provided evidence based valuations and saleability reports on the two lots available and attended the auction, at which they were successful in their acquisition of both lots.
Over a three year period since, we have successfully sold six luxury townhouses and nine apartments (so far). We have consistently achieved excellent sale prices and forged a close working relationship with this company.
Pasture Hill Road, Haywards Heath:
"A select development of just three brand new, two bedroom houses in a prime position for Haywards Heath station and built to a high specification by the reputable 'AD Construction & Development Ltd', who are graded A1 by NHBC."
PSPhomes agreed the sale of this cleverly arranged plot in 2015. Our client has since constructed three brand new, high specification homes in a tucked away position on the favoured west side of town. With the initial plot sale agreed (July 2016), the final two plots are due for release in the coming months.
Mulberry & Plum Cottage, Haywards Heath:
"A most attractive pair of high specification, 'Sussex Style', semi-detached cottages in an established residential road, close to the town centre."
Background: These cottages were sold for London based ‘Bloomsbury Property Developments’, who we continue to work alongside on other projects.
Ben Villas, Ardingly:
"A select development of just two newly built, high quality four bedroom semi-detached town houses"
Background: We worked with this Dulwich based developer after his acquisiton of this former garage block. During a difficult market, buyers were secured for both houses. Our client has go on to purchase and sell several additional sites through PSPhomes - Land & New Homes.
"An individual home built on the end of this existing terrace, continuing the impressive redevelopment of this area."
Background: Forming part of our lettings portfolio, this house had been in the same family for decades. Following advice from PSPhomes and guidance from our recommended planning consultant, the client gained full planning permission for the erection of a three bedroom end-of-terrace house, an opportunity they had never even considered and adding significant value to their asset. The plot has since been sold by PSP and the new home is on the market (Sept ’16), continuing the impressive redevelopment of this residential area.
Pasture Hill Road, Haywards Heath
Background: Our client had lived in their three bedroom end-of-terrace for many years, during which time they had acquired several neighbouring garages. They then, cleverly acquired full planning permission for the demolition of the garages and the erection of 3 x new build homes.
Using our contact list we successful secured the sale of the site to a reputable local developer. The resulting homes are due to go on sale with PSPhomes in April 2016.
Old Brighton Road, Warninglid
Background: A plot of land of approx 0.17 hectacres (0.4 acres) on Brighton Road, Warninglid with granted planning permission for the erection of 3 x 3 bedroom detached dwellings.
The site is positioned on the fringes of Warninglid and adjoins countryside to both the south and east and provides excellent links to the A23(M) motorway network.
The sale was incredibly involved, with numerous complications but managed to a successful conclusion for all parties invovled.
Western Road, Haywards Heath
Background: Our client acquired a three bedroom semi-detached 1930s home and gained planning permission to split the garden and build a contemporary detached home.
In this instance, he chose to sell the house and the plot separately, thus maximising his profit. PSPhomes successfully found buyers for both the house and the plot and have since successfully sold the resulting new home.
Sites Acquired For Clients...
Sherwood Works, Handcross:
About: Three freehold industrial units situated in the popular village of Handcross. We worked on behalf of our client to acquire these commercial premises and subsequently alongside them whilst full planning permission was approved for seven residential units with work commencing in Spring 2016.
Boltro Road, Haywards Heath:
About: A Victorian terraced property with Mid Sussex District Council’s prior approval for conversion into six residential units, subject to the relevant caveats.
This property is currently arranged over four floors with a series of small bedsits. There is scope to extend to the rear with the opportunity to create up to seven apartments in a prime position for Haywards Heath’s station.
